Situated within the Randwick Precinct, the building is a mixed-use redevelopment that consolidates two sites to deliver a contemporary shop-top housing project within one of Sydney’s most established urban centres. Randwick has evolved from a nineteenth-century village serving Sydney’s eastern suburbs into a vibrant mixed-use precinct shaped by its proximity to major institutions, public transport and the coastline. The site occupies a prominent position within a Heritage Conservation Area and adjoins a locally listed heritage item, requiring a carefully balanced architectural response that respects the area's historic character while accommodating increased residential density.
Shinwoo Architects were engaged to refine the upper-level building envelope in response to planning and heritage requirements, while identifying opportunities to improve residential yield. The proposal retains and enhances two ground-floor commercial tenancies with upgraded back-of-house facilities. Apartment units are loacted above comprising of a mixture of bedroom types. The design navigates evolving planning controls, including the anticipated Randwick DCP amendments, and responds sensitively to its heritage context through considered scale, setbacks and façade articulation. The result is a well-resolved mixed-use development that balances urban context, heritage responsiveness and contemporary residential amenity within the established character of Randwick.
